The technical expertise of a buyer's agent can make the difference between keeping your sanity and life in order, or on the other end of the spectrum, can make your home search a marginal experience where a great amount of stress has been created and perhaps you missed out on knowing about a new home that came on the market!
A real life example: I create a dedicated website for every buyer (provided they have access to the Internet and know the basics of how to browse web pages). This website allows them to receive automatic e-mail notifications, categorize homes into favorites, possibilities, rejects, write notes that I can respond to, etc. I showed a buyer, who had very exacting requirements for his next home, everything on the market and nothing met their needs and criteria. This buyer was very tech savvy and checked his e-mail inbox early every morning. He received an e-mail notification overnight that a new property that met his criteria just came on the market. He texted me, we had an appointment at 8am, had an offer written and accepted shortly thereafter. This was the perfect home! By the end of the day, there were two backup contracts in place, but his offer prevailed! Technology is only as good as the people who use it. When it's warranted, it can make the difference betweeen success and failure, or extreme satisfaction vs. settling for something less, or more months in temporary housing.
There are many other examples to share, but you get the point.
I have a B.S. in Computer Science, so obviously I know how to exploit technology for my clients' benefit. Technology unto itself is worthless. It only adds value when it does something positive for someone when a non-technical solution just can't compete. When used well, the difference can be enormous, and oftentimes, makes everyone's lives a whole lot better and easier.
Technology doesn't have to be high tech either. Answering a cell phone when it rings and responding to a an email or voice mail promptly goes a long way to providing an exceptional experience, along with a host of other competencies.
